Can you hold a place before I apply?
Unfortunately, we are unable to hold properties without payment of a security deposit. Security deposits are paid once you have been approved for rental of the unit. -
Is the deposit refundable?
Security deposits are refundable based upon a schedule. If you decide not to move into a property, a portion of your deposit may be retained. -
How much is the application fee?
The application fee is $60.00 and is non-refundable. -
You have a property I want to rent. How do I apply?
Complete our on-line application and provide necessary documentation. Once the information is received and payment of the $60.00 application fee is received, we will begin the screening process. -
How do I pay rent?
Rent can be paid on-line. -
I want to get a pet. What do I do?
Contact our office to determine if the property in which you live allows pets. -
I want to move out, but my roommate wants to stay. What do I do?
You must provide a 30 day written notice. Your roommate will have to apply to remain in the property. -
My lease expiration is coming and I want to move out. What do I do?
A 30 day written notice is required to advise of your intent to move out. -
Who is responsible for paying for repairs & maintenance requests?
Repairs necessitated due to your negligence or error are your responsibility. However, the office can handle the repair and charge the invoice to you. All repair requests must be made in writing to the office, regardless of how it occurred. -
What if my credit is not perfect?
RuBec considers all types of credit. Depending upon your score, you may have to pay a higher security deposit and/or a risk mitigation fee. -
What if there are multiple applications submitted for one property?
We will process all applications for consideration to determine the best applicant (in our sole discretion), which may not necessarily be the first application received. In such cases, more than one applicant may be approvable, however only one will eventually be approved. Because we represent the best interest of the rental property, we will accept the best application, which may not necessarily be the first application received. We follow up with all approved and back-up applicants until a lease is signed and funded.
